Process
Eight steps from booking to archive. Built so a listing can go live the morning after the shoot.
Request
Send the address, approximate square footage, the services you want and your target list date. Quotes come back the same business day.
Schedule
We confirm a shoot window, usually within 48 hours. Waterfront and view properties get scheduled around sun position where it matters.
Prep Checklist
You receive a prep sheet to forward to the seller or stager. It is short, specific and makes a bigger difference than any editing we could do.
Shoot Day
We arrive on time and work through the property systematically, interiors first, then exteriors and drone if conditions allow. Typical visit is 45 to 120 minutes.
Editing
Exposure blending, vertical correction, color balance, sky replacement and a consistent treatment across the whole set, done the same evening.
Delivery
Files land in your inbox the next business day through a download gallery, in MLS and full resolution sizes with tours and floor plans included.
Revisions
Something not right? Tell us within 7 days and we will re edit it. Reshoots are free where the fault was ours.
Archive
Your gallery stays live for 12 months and we keep an archive beyond that, so a file you lost is one email away.
Prep Guide
What to do before we arrive
This is the highest leverage twenty minutes in the entire process. A prepared property photographs dramatically better than a cluttered one, and no amount of editing closes that gap.
- Clear countertops completely, kitchen and bathrooms both
- Remove personal photos, mail, bills and prescriptions
- Hide trash cans, pet bowls, litter boxes and toys
- Turn on every light and replace any dead bulbs beforehand
- Open blinds and match them to the same height throughout
- Remove cars from the driveway and the front of the house
- Coil hoses, move trash bins and tidy the pool area
- Make beds, straighten cushions and hang fresh towels
On Shoot Day
- Someone with access must be present or provide entry
- Pets secured in one room or off site
- We work quietly and will not move large furniture
- Expect 45 to 120 minutes depending on size
- Drone flights need reasonable wind and visibility
- We will flag anything that will not photograph well
Process Questions
Good to know
How far in advance should I book?
Two to three days is comfortable. We can often accommodate next day, and in peak season the calendar fills faster, so booking as soon as the listing agreement is signed is safest.
Do I need to be there?
No, as long as we have access. Many agents use a lockbox or arrange entry with the seller. We will confirm access details when scheduling.
What if the property is not ready when you arrive?
We will do our best and flag anything that will hurt the set. If the property genuinely cannot be photographed well, we would rather reschedule than deliver something that does not represent it fairly. A rescheduling fee may apply for wasted trips.
Can I get files faster than next business day?
Yes. Same day rush delivery is available when booked in advance, subject to shoot time and workload.
What if I do not like an image?
Tell us within 7 days and we will re edit it at no charge. If the issue was a shooting error on our part, we will return and reshoot it.
How long do you keep my files?
Your download gallery stays live for 12 months. We archive beyond that and can retrieve files later, sometimes with a small retrieval fee.
